The short-term rental market for professionally managed homes has started 2025 on pace with last year. From January through June, occupancy averaged 43.8% compared to 44.6% in 2024. However, performance metrics are trending upward, with average daily rates (ADR) up 6% year-over-year and revenue per available rental (RevPAR) increasing by 4%.

Starting July 1, 2025, a new California law (AB 2202) requires short-term rental hosts to clearly disclose any cleaning tasks and related fees or penalties upfront on their listings, not just at checkout. This follows the state’s “junk fee” law, ensuring guests know the full cost and expectations before booking. Hosts should update listings to include cleaning checklists and conditions for extra charges to stay compliant.
