MARKET TRENDS

Coachella Valley vacation rental owners are adjusting to a national shift in tourism trends. United States calendar occupancy in June was 5% lower than in 2022 and 10% lower than in 2021, according to Key Data. This market shift is due to a resurgence in international destination options post-pandemic and increased booking rates in Q2 and Q3 of 2023 compared to Q2 and Q3 of 2021 and 2022.

In June, adjusted paid guest occupancy in Coachella Valley vacation rental homes was 18.1%, down from 22.3% at this time last year.

The average daily rate was $394, down from $409 in 2022. Online Travel Agency calendar occupancy totaled 40.5%, down from 44.3% in 2022.

Despite dips in occupancy and ADR this summer, these figures have surpassed Coachella Valley pre-pandemic norms. Find more helpful data, resources, and marketing updates through the links below:

The Data Advantage

Vacation rental owners can use current data points to maintain a competitive advantage in a saturated market. This data informs owners’ business plans by identifying a target demographic, measuring performance against competitors, and staying informed about emerging feeder markets.

Coachella Valley booking activity for June to August 2023 forecasts an overall 2.7% drop in average booking windows versus final data from June to August 2022. This key insight underscores the significance for owners to maintain awareness of real-time guest demands and adapt swiftly to maximize revenue.
